The New Country House

English country houses, new and restored

A new country house is the rarest of commissions: a home conceived from the first pencil line around one family's way of living, set in its landscape as though it had always belonged there. We design, plan and build new country houses across the Cotswolds, the Home Counties and beyond — classical compositions in cut stone, houses in the local vernacular, and modern country houses of glass and oak — with architecture, country house interiors and construction conceived as one idea. Securing the site is candidly the hardest part of English planning; we have written honestly about the routes that actually work, and our complimentary Clarity appraisals assess a property's true potential before you commit to purchase. Not every country house commission begins with a blank sheet: much of our work is the restoration of listed and period country houses, or the remodelling of a house that has good bones and a poor plan. The discipline is the same either way — and the interiors are designed alongside the architecture rather than after it.

What Happens Next

How a country house commission begins

The most expensive mistakes in country house building are made on the day of purchase, not on site. We would rather be involved before that.

The site, honestly assessed

Before you commit to a purchase we test what the land and the planning position will actually allow — replacement dwelling, extension or new build — rather than what you would like them to allow.

A house, not a style

We design around how your family lives and how the land falls. Classical, vernacular or modern follows from that, and from what the setting will carry.

One team through to handover

Architecture, interiors and construction under a single contract and a single point of contact — however remote the site.

Common Questions

Country House Architects, answered

What does Janine Stone & Co offer for country houses?

Everything a significant house requires: residential architecture, country house interior design and construction management, delivered as one studio. Commissions range from wholly new country houses to the restoration and remodelling of listed and period homes.

Do you take on new build as well as restoration?

Both, in roughly equal measure. New country houses are designed from a blank sheet around the family and the land; restorations carry the added discipline of conservation, with listed-building consent handled by our architects in-house.

Do you provide the interior design as well as the architecture?

Yes. The interiors are designed alongside the architecture rather than after it, by the same studio — the reason our houses feel of one mind from the gates to the smallest room.

How is the build itself managed?

By our own construction management team, on an open-book basis: every cost transparent and reconciled against an agreed programme. One senior team carries the project from first sketch to handover, under a single point of contact.

Where do you work?

Across England — the Cotswolds, the Home Counties and wherever a significant house calls for it — from our London studio, with selected projects overseas.

How does a commission usually begin?

With a conversation, and then a visit. If you have not yet purchased, our complimentary Clarity appraisal gives you a senior view of a property's true potential — planning headroom included — before you commit.

Many of the houses we are proudest of have never been photographed for anyone but their owners. Discretion is not a service we offer; it is how the studio works.
