Design Comment
Palace Gate is the largest genuinely vacant opportunity we have seen in Kensington for some time, and it is being marketed honestly as a blank canvas. Fifteen thousand square feet in a detached, Grade II* listed building overlooking Kensington Gardens is the raw material for a private residence of the first rank — but it is raw material. The building has served institutional uses, and its return to a single family house is a planning, heritage and engineering project before it is an interiors one.
The starting point is a thorough understanding of the building: a measured survey, a heritage assessment that separates the 1862 house from the later Cooper work and from twentieth-century alteration, and a structural and services appraisal. From there, a residential plan can be developed floor by floor — grand entertaining rooms on the park-facing floors, family accommodation above, and a lower-ground level given over to leisure, staff and the substantial plant a house of this size requires. Grade II* status means the highest level of scrutiny; it also means the interiors, where they survive, are likely to be of real quality and worth revealing.
Handled well, the outcome is a London house of a scale and address that simply does not come to market: a considered programme of restoration and reinvention that makes the building’s history the foundation of its next chapter.
