In these circumstances we can help our clients with gaining the right planning consents and ultimately restoring and enhancing their properties to meet modern life’s expectations.

Whether your property is listed grade I, II* or II our heritage experts invest considerable time in researching the background of a property, understanding its usage over the centuries, and identifying any planning issues.

This research means we can provide local and national authorities (such as English Heritage) with the information they need to approve projects. And it enables our designers to retain and preserve the beautiful, historic qualities of a property – ensuring it’s enjoyment for future generations.

Listed Buildings

“A building is listed when it is of special architectural or historic interest considered to be of national importance and therefore worth protecting.” – Historic England

When you own a listed building you become its custodian, fundamentally responsible for protecting its most important features. A myth exists, that changes can’t be made to a listed building, but this isn’t true. Under a careful modernisation process and with the approval of relevant planning authorities, listed buildings can be updated and often enhanced.

Janine Stone & Co. has consulted with Historic England and Local Planning Authorities nationally to achieve sympathetic renovations of many listed buildings – often exceeding the standard planning guidelines. For our clients we have helped them to fulfil their custodial obligations, whilst sensitively updating their property to include many of the amenities required by modern life.

Heritage Architecture

Even when a building is not listed, there are often circumstances when it can be challenging to obtain the necessary permissions to alter, extend, re-build or renovate a property the way our clients would like. In the past, these challenges have frequently arisen when a property has been situated in an area of outstanding natural beauty (AONB) or designated green belt area. We’ve helped our clients to navigate these situations and on the basis of our; strength of designs, attention to detail and sensitivity to conservation issues – we’ve established a record of success when it comes to satisfying requests from both our clients and planning authorities.

Grade Listings Denote
:

Grade I buildings are of exceptional interest. Just 2.5% of listed buildings are Grade I.
Grade II* buildings are particularly important buildings of more than special interest. 5.8% of listed buildings are Grade II*.
Grade II buildings are of special interest warranting every effort to preserve them. Over 90% of all listed buildings are in this grade.
